SPINNING PLATE LOFTS HOUSING

Landmarks Design Associates was asked by the Artists and Cities Group to prepare a feasibility analysis of the conversion of the former Constantin Pontiac building to artists loft housing.

LDA’s study showed that the 3 story concrete warehouse style structure could be converted to 35 loft apartments which artists could use as both living and working space. The challenge was to provide attractive useable space while adhering to a minimum budget and fulfilling the requirements of both the low income tax credit and the historic tax credit.

The complete rehabilitation project included the design of multilevel units along the automobile ramps connecting the upper floors and restoration of a portion of the Showroom space as an art gallery and event space.
